How much does it cost to buy a first home in City Park?

City Park sits north of downtown along the river next to Kinsmen Park and City Hospital, and its mix of older houses and low-rise apartments makes it one of the few central Saskatoon neighbourhoods with real entry-level options. Start from the city's $444,700 benchmark, per the Saskatchewan REALTORS Association, and expect entry-level units to price below that.

Minimum down payment is 5 percent on the first $500,000 of the purchase price and 10 percent above that, with mortgage insurance required through CMHC, Sagen or Canada Guaranty under 20 percent down and PST charged on that premium at closing in Saskatchewan.

Budget legal fees of $800 to $1,500 and a home inspection at $400 to $600 on top of the down payment, and factor those in early since an older building near Kinsmen Park may carry mechanical systems worth a closer look during that inspection.
