University Heights is a northeast suburban sector of Saskatoon, not a single street, and true multi-family buildings there are limited since the area is overwhelmingly single-family; where they exist, value comes from net operating income and legal suite status rather than from the Saskatchewan REALTORS Association's residential benchmark of $444,700, which covers typical single-family homes.

The sector takes in Silverspring, Erindale, Arbor Creek, Willowgrove and the University Heights Suburban Centre, and what multi-family stock exists tends to be townhouse condominium blocks near the commercial centre and collector roads rather than large apartment buildings, so comparable sales are thin and often more than a year apart.
