That spread is the whole story here. A 1960s bungalow in an established east-side neighbourhood and a new build in Brighton or Evergreen can carry very different price points for the same square footage, because age, lot size and how far the area is from full build-out all move the number independently.
Improvements complicate it further. A finished basement, a legal secondary suite or an updated furnace only counts toward value when the City of Saskatoon has a permit on file for it, and public data has no way to show that either way.
