How much does a home cost in Warman, near Saskatoon in 2026?

Warman is its own city next to Saskatoon, not a Saskatoon neighbourhood, so Saskatoon's benchmark price and the City of Saskatoon's assessment rules do not apply there. The Saskatchewan REALTORS Association tracks Warman as its own market, with its own sales history, and does not publish a citywide benchmark for it the way it does for Saskatoon.

That distinction matters for more than price. Warman has its own municipal assessment and its own Board of Revision for appeals, its own property tax mill rate, and its own building and zoning bylaws, none of which run through Saskatoon city hall.

What does carry over is federal mortgage rules. CMHC's minimum down payment, 5 percent up to $500,000 and 10 percent above that, applies whether the home is inside Saskatoon or in Warman, and a buyer in either market is underwritten against the same national guidelines.

A specific Warman price needs a comparative market analysis built from Warman sales, not a Saskatoon figure with the name changed. Joel Dyck works both markets and can build that comparison directly. Get your hand-reviewed valuation from Joel Dyck.
