Condo fees and the reserve fund study matter as much as square footage. A well-funded reserve and modest monthly fees support a stronger price than an identical unit carrying a special assessment or a fee increase, and that detail rarely shows up in an online estimate pulled from public listing data.
An automated estimate or public assessment record can see square footage and sale history, but it cannot see whether an owner replaced flooring, upgraded appliances or finished work without pulling a City of Saskatoon permit, which is exactly the kind of improvement that changes a unit's real value.
That gap between what an algorithm sees and what a hand-reviewed walkthrough catches is usually the difference between an accurate number and a low one. Get your hand-reviewed valuation from Joel Dyck.
