Lakeridge is mostly a single-family suburb rather than a condo-heavy area, so the condo stock that does exist there tends to be smaller, purpose-built buildings rather than large towers, and that smaller supply means fewer comparables to price against than in a condo-dense part of the city.
Building-specific costs matter as much as the sale price itself: monthly condo corporation fees, the state of the reserve fund and whether a special assessment is pending can change what a unit actually costs an owner far more than a modest difference in the purchase price.
A proper condo valuation in Lakeridge has to weigh all of that against real comparable sales, not the neighbourhood's reputation as a family suburb. Get your hand-reviewed valuation from Joel Dyck.
