How much do you need to buy a house in Saskatoon in 2026?

At Saskatoon's benchmark home price of $444,700, a buyer needs a minimum down payment of 5 percent on the first $500,000 of the purchase price, plus enough to cover legal fees, a home inspection and closing adjustments. Mortgage default insurance through CMHC, Sagen or Canada Guaranty applies below 20 percent down.

The Saskatchewan REALTORS Association puts the August 2026 Saskatoon benchmark at $444,700, which puts the minimum down payment for a typical purchase in the low tens of thousands rather than the six figures a similar home would demand in Toronto or Vancouver. Above $500,000 the minimum rises to 10 percent on the portion over that threshold.

Beyond the down payment, budget for legal fees of $800 to $1,500 for a lawyer to handle title transfer through Information Services Corporation, and a home inspection in the $400 to $600 range. If your down payment is under 20 percent, Saskatchewan also charges provincial sales tax on the mortgage insurance premium, payable in cash at closing rather than added to the loan.

Buyers putting down less than 20 percent should budget for that PST line specifically, since it catches many first-time buyers by surprise at the closing table. Get your hand-reviewed valuation from Joel Dyck.
