An infill lot in an established neighbourhood carries costs a greenfield subdivision does not. Demolishing an existing house, connecting to mature services under an older street, and building to the City of Saskatoon's current code on a smaller lot all add to the price before the new home itself is finished.
Review the builder's purchase agreement separately from a typical resale contract, since deposit structure and completion timelines vary lot by lot on an infill build. Confirm enrolment in the Saskatchewan New Home Warranty Program, since that coverage runs with the home rather than only the first owner.
A new build in Brevoort Park also has to compete on price against the character homes already on the street, so it needs pricing against genuinely comparable infill sales rather than a citywide new-build average. Get your hand-reviewed valuation from Joel Dyck.
