Minimum down payment in Canada is 5 percent on the first $500,000 of the purchase price and 10 percent on any amount above that, and anything under 20 percent down needs mortgage insurance through CMHC, Sagen or Canada Guaranty, with Saskatchewan charging PST on the premium at closing.
Plan on legal fees of $800 to $1,500 and a home inspection at $400 to $600 as well, since both run regardless of the neighbourhood and both are due before or at possession, not something you can defer.
