How much do I need for a down payment on my first Mayfair home?

Saskatchewan's minimum down payment is 5 percent of the purchase price up to $500,000, then 10 percent above that, with CMHC insuring the mortgage below 20 percent down. Against the Saskatoon citywide benchmark of $444,700, most Mayfair purchases fall under the $500,000 tier, so the 5 percent rule covers the down payment outright.

Below 20 percent down, the mortgage insurance premium is added to the loan and Saskatchewan charges provincial sales tax on that premium at closing, which is a cost buyers sometimes miss when budgeting. Legal fees for a Mayfair closing typically run $800 to $1,500, and a home inspection adds another $400 to $600, both due before or at possession.
