The Saskatchewan REALTORS Association's benchmark describes a typical home, and your actual number moves with the price you offer, so use it as a planning figure rather than a fixed target. A First Home Savings Account, contributions up to $8,000 a year to a $40,000 lifetime limit, and the Home Buyers' Plan, a $60,000 withdrawal from an RRSP, are the two main tools buyers use to fund the down payment.
Saskatchewan also charges provincial sales tax on the CMHC, Sagen or Canada Guaranty insurance premium itself, payable at closing, which surprises buyers who only budgeted for the premium.
Building the full number, down payment, insurance premium and its tax, legal fees, inspection and a reserve, before you start shopping avoids the scramble that happens when an accepted offer reveals a gap.
