How much do I actually need saved to buy a first home in Silverspring?

A first-time buyer needs enough saved for the down payment, the legal fees and the home inspection, plus a buffer for moving costs. At the Saskatchewan REALTORS Association benchmark of $444,700, the minimum down payment under the federal 5 percent to 10 percent rule is the largest of those numbers by far.

Legal fees for a Saskatchewan purchase, handled through a lawyer at possession, typically run $800 to $1,500. A home inspection, which should happen before conditions are removed, adds $400 to $600. Both are separate from the down payment and are due at or before possession, not financed into the mortgage.

Buyers with less than 20 percent down also need to budget for the provincial sales tax on the CMHC, Sagen or Canada Guaranty mortgage insurance premium, which is payable in cash at closing in Saskatchewan rather than added quietly to the loan the way some buyers expect.

Adding those pieces together, not just the down payment alone, is what a Silverspring buyer actually needs saved before making an offer. Get your hand-reviewed valuation from Joel Dyck.
