Because Warman assesses and taxes independently of the City of Saskatoon, with its own council setting the mill rate and its own Board of Revision hearing appeals, Saskatoon market figures quoted for Warman are simply describing the wrong market. Buyers moving between the two need separate numbers for each.
A lot of the recent construction in Warman is newer than what you would find in most established Saskatoon neighbourhoods, which changes the comparison further. Newer building means different maintenance expectations and a different competing supply than an in-city resale.
Joel Dyck prices a Warman home against actual Warman sales, not a Saskatoon average, and the same hand-reviewed approach applies wherever the address sits. Get your hand-reviewed valuation from Joel Dyck.
