The Saskatchewan REALTORS Association does not publish a separate benchmark for each Saskatoon neighbourhood, so a citywide figure is a starting point, not a Varsity View number. Lot size, age of the home, proximity to the river and whether a basement is finished all move a specific Varsity View property well off that citywide average.
Older character homes in this neighbourhood also carry the widest gap between assessed value and market value, since a kitchen or basement redone years after the last City of Saskatoon assessment cycle simply is not reflected on paper yet.
