A seller who bought decades ago and never renovated is in a very different position than one who bought two years ago near the current benchmark and is now paying seller closing costs of 4 to 6 percent on top of a possibly flat or declining equity position. Both are real outcomes in the same market.
The only way to know your own number is to work backward from what you paid, plus what you have put into the house, against what it would sell for today. An online estimate cannot see the improvements that change that math, which is exactly the gap a hand-reviewed valuation closes.
