Nutana's character homes make this harder to estimate from the outside than in a newer subdivision, since two similar-looking houses from the early 1900s can carry very different assessed values depending on renovation quality, mechanical system age and whether past work was permitted.
The City of Saskatoon's assessed value, not the sale price a home might fetch, is what the bill is actually based on, and those two numbers move independently. A home can sell for well above its assessment or sit close to it depending on how recently the area was reassessed.
