How much are property taxes in Nutana, Saskatoon?

There is no single number for Nutana, because the City of Saskatoon calculates each property's bill by multiplying its own assessed value, set at 80 percent of value under provincial rules, by the current mill rate, and Nutana's mix of century homes, post-war infill and newer condominiums assesses very differently house to house.

That mix is exactly why Nutana is a hard neighbourhood to generalize about. A century home with original mechanical systems and a rewired condominium built five years ago can sit two blocks apart and carry meaningfully different assessed values, even before the mill rate is applied.

What actually drives your specific bill is your own assessment notice from the City of Saskatoon, checked against genuinely comparable Nutana properties rather than a neighbourhood average, since an average tells you little about one particular century home or one particular condominium unit.

If your notice looks out of line with similar Nutana homes, an appeal to the Board of Revision inside the deadline is the route to fix it, not a rough citywide estimate. Get your hand-reviewed valuation from Joel Dyck.
