How much are Haultain homes worth in 2026?

A citywide benchmark is not a street level number, and Haultain is too small for a reliable neighbourhood figure of its own. The verified reference is Saskatoon's benchmark of $444,700 from the Saskatchewan REALTORS Association, up 2.8 percent year over year. What a specific Haultain house is worth depends far more on its lot and its condition.

Haultain is a compact older neighbourhood on the east side of the river near Nutana and Avalon, and its houses run from early character homes to post war bungalows to newer infill. Because the sample of sales in any given month is small, one unusual sale can distort an average badly, which is precisely why neighbourhood averages published by estimate sites should be treated as noise here.

Lot width and lane access are the levers. Where zoning permits a wider or deeper lot to be redeveloped, a builder may pay for the land rather than the house, and that sets a floor under the block. Where the lot is narrow with no lane, the value is entirely in the existing house. Two homes of similar size a few doors apart can sit far apart in price for that reason alone.

Age also means hidden work. Older Haultain homes carry decades of rewiring, foundation repair, basement development and mechanical replacement, and every one of those improvements is invisible to an online estimate reading a build year. Joel Dyck walks the house, documents what has been done and prices it against genuinely comparable sales in the immediate area.
