How many new homes does Saskatoon say it needs?

The City of Saskatoon sizes future housing need through its growth plan and building permit data rather than a single headline count, and that figure changes with each update, so a homeowner deciding whether to sell should look at current supply and sales pace instead of chasing a target number that is revised regularly.

What is actually measured and published on a fixed schedule is the local supply of homes for sale, not a future target. The Saskatchewan REALTORS Association reported 1.63 months of supply most recently, which tells a seller far more about today's competition than any long-range housing needs estimate does.

Housing needs projections also mix together every housing type, rental and ownership, apartment and single-family home, across the entire city, while a seller only cares about their own segment and their own neighbourhood. A projection for the city as a whole says very little about how many buyers are actually looking at homes like theirs this month.
