A home priced against real comparables, including improvements an assessment record cannot see, typically attracts serious interest in its first couple of weeks on the market, while an overpriced listing sits until a price cut brings it back in line. The Saskatchewan REALTORS Association's 1.63 months of supply figure heading into September 2026 shows a market where correctly priced homes are not waiting long for a buyer.
Condition matters just as much as price. A home that shows well and passes a buyer's $400 to $600 inspection without surprises avoids the renegotiation delays that stall an otherwise well-priced sale after an offer is accepted.
