Evergreen's newer housing stock tends to show well and appeal to a broad buyer pool, which helps, but a home still needs to be priced against what has actually sold nearby in the last few months rather than what a neighbour listed for and never sold.
Season plays a role too. Saskatoon's spring and early fall tend to bring more buyer traffic than the depths of winter, so a home listed in January may take longer to find its buyer than the identical home listed in April, independent of price.
