How long does a written property valuation take?

Two to three days is typical once the property has been seen. The walkthrough takes about 45 minutes, then the comparable sales from Saskatchewan REALTORS Association board data have to be pulled, adjusted and written up. A rushed number emailed within minutes of an address is not a valuation.

The time goes into the adjustments rather than the search. Finding four or five recent Saskatoon sales is quick. Deciding what a finished basement, a detached garage, a corner lot or a twenty year age difference is worth against each of them is the actual work, and it is the part that has to be defensible if the number is ever questioned.

Some situations run longer for good reason. A property with a suite, an acreage in the Corman Park area, a heritage house or anything being valued for an estate or a division under The Family Property Act needs documents assembled first, and that timeline depends on how quickly permits, tax notices and title information from Information Services Corporation come back.

A formal appraisal is a separate track and normally takes longer, since the appraiser has to be booked, attend, and produce a full report.
