Varsity View's character homes near the University of Saskatchewan draw a different luxury buyer than Lakeridge's larger family homes, so the comparable set you price against has to be genuinely local, not a citywide average.
A high-end home that sits long is almost always priced against the wrong comparables, or against what the seller hopes it is worth rather than what similar homes have actually sold for recently. Public records and online estimates cannot see a professionally finished basement or a renovated kitchen the way a walk-through can.
