Presentation is the second factor. Professional photos, a clean and decluttered showing and small repairs made before listing all shorten the gap between when a listing goes live and when a serious offer arrives, because they remove the reasons a buyer's agent would tell their client to wait and see.
Financing readiness on the buyer side also plays a role you rarely hear about. A buyer with mortgage pre-approval and a clear condition timeline can move to a firm offer faster than one still shopping lenders, so a well-marketed listing that attracts pre-approved buyers tends to move faster than one that does not.
