Season plays a real role. Spring and early summer typically bring more buyer traffic and more competing listings at once, while a home listed heading into winter faces a smaller buyer pool but usually less competition too, so the trade-off tends to even out rather than favouring one season outright, and legal fees of $800 to $1,500 apply either way once a deal closes.
The condition of the home at first showing matters more than most sellers expect. A home that needs the buyer to imagine past clutter or deferred repairs asks more of every visitor than one that is simply ready to be lived in, and that gap shows up in how quickly serious offers arrive.
