How is buying a condo or townhome different from buying a house?

Buying a condo or townhome in Saskatoon adds a layer a detached house purchase does not have: the corporation's reserve fund, bylaws and financial statements, which your lawyer must review before the condition period closes, on top of the condominium plan itself, registered with Information Services Corporation, and the same offer, financing and inspection steps a house purchase follows.

A house purchase in Saskatoon centres on the structure itself: a general home inspection, typically $400 to $600, checks the roof, mechanical systems and foundation, and what you see is largely what you are buying. A condo or townhome purchase adds a second inspection point, the corporation's books, since a poorly funded reserve fund can mean a large special assessment landing on a new owner within a year of possession.

Ongoing costs also work differently. A condo or townhome carries a monthly fee that covers building insurance, exterior maintenance and often utilities, while a detached house owner pays for the same items separately and on their own schedule. That fee changes the real monthly carrying cost in a way the purchase price alone does not show.

Financing and legal fees, generally $800 to $1,500, apply to both, but your lawyer's review takes longer on a condo because the reserve fund study and minutes need reading, not just the title. Get your hand-reviewed valuation from Joel Dyck.
