A tight months-of-supply reading favours homes that are priced and presented correctly from day one, because buyers have fewer competing options to choose from and act faster on the ones that look right. It does not mean every home moves quickly regardless of pricing.
New listings were up 12.3 percent year over year in the same release, so more choice is arriving even as supply stays tight, which keeps the pressure on pricing accuracy rather than easing it.
The honest answer is that speed comes from pricing and condition, not the calendar month you list in. Get your hand-reviewed valuation from Joel Dyck.
