How far in advance should I prepare to sell?

Most Saskatoon sellers benefit from starting 60 to 90 days ahead of listing, enough time to get a hand-reviewed valuation against the Saskatchewan REALTORS Association's benchmark of $444,700, complete minor repairs and declutter without rushing the photos and the launch that draw the most attention on market.

That window also gives room to sort out anything that could slow a sale later, confirming mortgage discharge terms with your lender, gathering documents your lawyer will need, and addressing any obvious maintenance a home inspection, typically $400 to $600, would otherwise flag.

A tighter deadline is still workable. A home does not need months of preparation to sell well, it needs an accurate price and a clean presentation, and both of those can come together in a couple of weeks if needed.
