How does the Class 1 assessment cap work in Saskatoon?

Saskatoon has no Class 1 assessment cap. That mechanism, which limits how fast a home's taxable assessment can rise each year, belongs to certain U.S. cities and does not exist under Saskatchewan's system, where the City of Saskatoon reassesses residential property on its own multi-year cycle at 80 percent of value.

Instead of an annual cap, Saskatoon's assessments hold steady across a full revaluation period and then move in one step when the next cycle lands, which is why a notice can feel dramatic in the last year of a cycle and mild in the first. There is no yearly ceiling smoothing that jump the way a capped system does elsewhere.

If your assessment jumped sharply between cycles and you believe the new figure is wrong for your specific property, the remedy here is an appeal to the Board of Revision within the deadline printed on the notice, not a cap that limits the increase automatically.
