That split is visible to both sides through the listing information agents share, and it is fixed before an offer goes in, not negotiated deal by deal once a buyer is found. A buyer's agent representing you is paid the same whether the home costs more or less, within the split already agreed.
That is different from your lawyer's fee, typically $800 to $1,500, which you do pay directly regardless of how commission is split. If a seller will not offer buyer-agent compensation, which is uncommon but does happen, the buyer and agent can agree in writing that the buyer covers it instead, often built into the offer price rather than paid out of pocket at possession.
