How does negotiation affect my final price?

Negotiation moves your final price more than almost any other factor you control once the home is listed and priced correctly. The listing price sets the starting point, but the accepted price is shaped by how many offers arrive, what conditions buyers attach, and how your agent handles the back and forth.

In a market with 1.63 months of supply, per the Saskatchewan REALTORS Association, multiple offers are possible but not guaranteed, so the negotiation strategy has to fit the actual level of demand for your specific home, not a citywide average. A single offer with financing and inspection conditions attached needs different handling than three offers arriving in the first week.

Conditions matter as much as price in a negotiation. A buyer offering slightly less with fewer conditions and a shorter timeline can be worth more to a seller than a higher offer loaded with financing, inspection and sale-of-buyer's-home conditions that can still fall through.
