How do you find out what you are actually bidding against?

You rarely learn the exact competing offers, since Saskatchewan sellers are not required to disclose other bids, but your agent can ask the listing agent how many offers are in and whether any carry conditions, which tells you more than the number alone. The Saskatchewan Real Estate Commission does not require sellers to reveal specific terms.

A listing agent representing the seller has no duty to tell your agent the highest number on the table, only to present your offer fairly alongside the others, and a straightforward ask usually gets an answer within 24 hours. What you can often get is the count of offers and a deadline, which shapes how you structure price and conditions.

Recent comparable sales tell you more than rumours about the bidding room ever will. If three similar homes nearby sold at or above asking in the last month, that is a stronger signal of what you are up against than any secondhand detail about the other offers.
