How do you decide my list price?

A defensible list price comes from recently sold comparable homes, current active competition, and condition adjustments for improvements a public record or an online estimate cannot see, weighed against the Saskatchewan REALTORS Association's current benchmark of $444,700, not from an automated algorithm's guess.
