How do you check if your deed is safe?

Saskatchewan does not use deeds. Every property's ownership is recorded as title in the province's electronic land registry, and you check that title is accurate and free of unexpected claims through Information Services Corporation, not through a paper deed sitting in a drawer somewhere.

ISC maintains the Land Titles Registry for the whole province, and anyone can order a title search showing the registered owner, the legal description and any interests registered against the property, such as a mortgage or a caveat. A lawyer typically runs this search as part of the $800 to $1,500 legal fee for a purchase or sale, and flags anything unusual before possession changes hands.

If you are the seller, checking title before you list means no last-minute surprise about an old lien or an unresolved caveat. If you are a buyer, your lawyer confirms title is clean at possession, which is a different sequence from how a home purchase closes in some other countries.
