How do I verify a Saskatoon agent's licence and check for complaints?

You can verify a Saskatoon real estate agent's licence directly with the Saskatchewan Real Estate Commission, which maintains the public register of every licensed salesperson and broker in the province and publishes disciplinary history against them. Checking before you sign anything takes a few minutes and confirms the person representing you is actually licensed, not just active on social media.

The commission's public register shows licence status, the brokerage the agent works under, and whether any conditions or suspensions are attached to that licence. It is separate from a REALTOR® designation, which is a trademark held by local real estate boards for members who also belong to the Canadian Real Estate Association and agree to its code of ethics, so a licence check and a REALTOR® check answer slightly different questions.

Complaints and disciplinary decisions are published by the commission once a case is resolved, so a clean licence today does not rule out a complaint still working through the process, and a resolved complaint from years ago may no longer show as an active flag. Reading the decision itself, when one exists, tells you more than a headline count would.

A licence check is a baseline, not a substitute for asking directly about recent sales in your specific neighbourhood and how an agent would price a home relative to Saskatoon's current benchmark of $444,700 when it carries upgrades a public listing wouldn't show.
