How do I value a two-family or three-family in University Heights?

A University Heights multi-unit property is valued using comparable multi-unit sale prices from Saskatchewan REALTORS Association data weighed against the property's real net income, with legal suite status and condition driving most of the difference between two similar-looking houses. Proximity to the University of Saskatchewan supports steady rental demand, worth noting but no substitute for an actual comparable analysis.

The permit file matters more than the finish. A lender will only credit rental income from a unit the City of Saskatoon has permitted, so an attractive but unpermitted suite contributes little to appraised value even while it is generating rent today.

Net operating income, not the rent roll alone, is the number that supports a price. Subtract property taxes, insurance, utilities not covered by tenants and a realistic vacancy allowance from gross rent, and compare what remains to what similar income properties have recently sold for.
