How do I tell whether a Saskatoon agent will do the work themselves or hand me to an assistant?

Ask directly who will show up to the listing walkthrough, who answers your calls during the deal, and who actually negotiates the offer, then get the answer in writing rather than assuming from a brochure. Team structures are common and not a red flag by themselves, but you deserve to know before you sign who specifically is doing the work.

Some Saskatoon agents run with an assistant or a licensed partner handling paperwork and showings while they focus on pricing and negotiation, which can be a genuine advantage if it is disclosed upfront. The Saskatchewan Real Estate Commission licenses every individual working on your file, assistant or lead agent, so ask each name for their own licence status too. The problem is when a well-known name is the one you meet at listing, and someone you have never spoken to shows up to run your open house or field your offers.

Ask how many other active listings the agent is personally carrying right now, since an agent juggling 20 or more files at once has less time for any single seller regardless of good intentions. A smaller active load usually means faster response and more attention to your specific sale.
