How do I tell whether a Saskatoon agent's market advice is current or two years old?

Ask when they last pulled numbers, and from where. The Saskatchewan REALTORS Association publishes monthly stats, most recently showing 1.63 months of supply and sales up 6.6 percent against the ten-year average, and an agent giving current advice should be able to cite the latest release, not something from a year or two ago.

Outdated advice usually shows up as a specific tell: pricing language, financing assumptions or comparable sales that do not match what the Saskatchewan REALTORS Association has published recently. A market moves enough month to month that stale numbers produce a stale strategy.

A simple test is to ask directly what changed in the most recent monthly release and how it affects your specific plan. An agent who cannot answer, or answers with numbers from well before the current cycle, is likely working from memory rather than from current data.
