How do I start buying my first home in Martensville?

Martensville sits just north of Saskatoon as its own municipality, not a Saskatoon neighbourhood, with its own property assessment, mill rate and Board of Revision apart from the City of Saskatoon. Start with a mortgage pre-approval, then compare Martensville's newer housing stock against a comparable home inside the city.

First-time buyers moving between Saskatoon and Martensville can still use the same national programs, including the Home Buyers' Plan at up to $60,000 from an RRSP and the FHSA at $8,000 a year to $40,000, since those are federal programs, not city-specific ones.

Minimum down payment is the same 5 percent up to $500,000 and 10 percent above that regardless of which side of the city line you buy on, and mortgage insurance through CMHC, Sagen or Canada Guaranty applies the same way.
