Erindale is a family suburb of newer construction, which usually means fewer roll errors than an older neighbourhood, but it also means comparable sales change quickly as new phases of the area complete. Checking your assessment against homes sold in the last year, not three years ago, matters more here than in a settled, built-out neighbourhood.
If the comparables support a lower number, the path is a Board of Revision appeal filed before the deadline on the notice, backed by those sales. If they do not, the bill reflects the market and no appeal will change that.
