A sample report tells you more than a certificate does. Look for one that explains findings in plain language with photos, rather than a checklist with boxes ticked and no detail, since the level of detail in the sample is usually the level of detail you will get on your own house.
Ask specifically whether the inspector has experience with Saskatoon's older housing stock, since knob-and-tube wiring, original furnaces and foundation movement from decades of freeze-thaw cycles are common here and not every inspector is equally comfortable evaluating them.
