What separates agents is how they price a home that has been renovated or updated since its last City of Saskatoon assessment, since assessed value and market value are not the same thing and a lazy comparison sells you short by thousands of dollars.
Commission is negotiable in Saskatchewan and is often structured as a higher rate on the first portion of the price and a lower rate on the balance, so ask directly what the agent charges and what that percentage buys you in marketing, negotiation and paperwork through to possession. A realtor who cannot walk through that value in one conversation is not the one who will fight for your number at the table. Set that against the whole picture: total seller closing costs generally run 4 to 6 percent of the sale price once commission, legal fees of $800 to $1,500 and adjustments are counted.
