Ask specifically for the 3 to 10 comparable sales in your price band from the Saskatchewan REALTORS Association's own listing data, not just a general sense of the neighbourhood. An agent who mainly sells starter homes may not know how buyers at a higher price point actually behave.
Price band experience matters because buyer behaviour changes with it. A $700,000 buyer often weighs finishes and lot quality more heavily than a $300,000 buyer focused on getting into the market at all, and an agent needs to have actually negotiated at that level to know the difference.
