General claims like busy in your area mean little without addresses attached. Ask for civic addresses, sale prices and closing dates from the last 12 months, then cross-check a couple of them yourself through Realtor.ca or a public land title search through Information Services Corporation.
For a condominium, ask specifically whether they have sold inside your own building rather than just the same neighbourhood, since fees, reserve fund health and floor level vary building to building in ways a neighbourhood-level sale does not capture. A general area sale is not the same evidence as a sale on your own street.
