How do I calculate my exact Saskatoon closing costs before making an offer?

Before you write an offer, you can only budget a range, since final closing costs depend on the purchase price, down payment size and whether mortgage insurance applies; a lawyer cannot give a firm number until there is an accepted offer. Budget legal fees of $800 to $1,500 and a home inspection of $400 to $600 as your baseline.

If your down payment will be under 20 percent, add PST on your CMHC, Sagen or Canada Guaranty insurance premium, since that tax is charged at closing in Saskatchewan and is easy to forget when budgeting early.

The minimum down payment itself follows a tiered rule: 5 percent up to $500,000 of the purchase price, then 10 percent on the portion above that, which changes how much cash you need on hand before you even start shopping in a given price range.
