Financing multi-family is stricter than a single-family purchase. Lenders want 20 percent down at minimum and will only count rental income from units backed by a signed lease, so request every lease and the last two years of expenses before you write an offer.
The City of Saskatoon's permit file is the step that decides whether the building is really the multi-family the listing describes. An unpermitted suite does not count toward financing and cannot be insured properly, which turns a supposed three-family into a two-family for lending purposes.
