The main differences an out-of-province buyer runs into are provincial rather than procedural. Mortgages in Canada compound semi-annually regardless of where you are moving from, and if your down payment is under 20 percent, Saskatchewan charges PST on the CMHC, Sagen or Canada Guaranty insurance premium at closing, a cost some provinces do not add.
A local buyer's agent matters more, not less, when you cannot easily view homes in person, since they can screen listings, arrange virtual walk-throughs and flag condition issues before you fly in for a final look or a home inspection, typically $400 to $600.
Your lawyer, typically $800 to $1,500 for a residential file, can also handle closing remotely through Information Services Corporation, so an out-of-province move does not require you to be in Saskatoon on possession day.
