How can I pay a lower real estate commission when I sell?

Commission in Saskatchewan is negotiable and must be agreed in writing before listing, per the Saskatchewan Real Estate Commission's rules for licensees, most often through a tiered structure with a higher rate on the first portion of price and a lower rate on the balance, which lowers your effective rate on a higher-value home.

Bundling matters too. An agent working multiple transactions with you, such as a sale and a purchase together, or a package of services beyond a single listing, will sometimes adjust the rate as a result, though this varies REALTOR® to REALTOR® and should be discussed upfront.

What you should not do is choose an agent purely on the lowest number and ignore marketing reach, since total seller closing costs, commission included alongside legal fees and adjustments, already run 4 to 6 percent of the sale price, and a lower commission paired with fewer showings or a weaker price at closing often costs more than it saves.
