Buyers report using them most heavily in the early search phase, before they have narrowed to a shortlist worth touring.
A smaller but growing number of buyers ask AI tools to estimate a home's value before making an offer, which is where the risk shows up. Against Saskatoon's benchmark of $444,700, those estimates read from public records and cannot see a finished basement, a new furnace, or any other improvement that was not permitted or reported.
