Commission in Saskatchewan is negotiable and often tiered, with a different rate applying to a higher portion of the price than to the balance, and the split between the listing side and the buyer's side is set out in the listing agreement before your agent ever shows you a house.
What you actually pay out of pocket as a buyer is closing costs of 4 to 6 percent, covering legal fees and adjustments, plus a home inspection, typically $400 to $600, regardless of which agent represents you.
A stronger agent's value shows up in negotiation, condition review and catching problems before you close, not in a different fee structure than a weaker one.
